The Red Sea is the nearest destination with swimming weather in winter: four hours by air, twenty degrees in the water in January. El Gouna and Sahl Hasheesh are geared to international owners; Hurghada is the largest and cheapest market.

Foreign nationals may own property; title is entered with the Shahr Akary, the land register. Registration takes time and is often postponed — which is precisely why we ask for it when listing.

Prices are far below Mediterranean levels and incidental costs are low. Anyone planning to let should check the rules on tourist letting beforehand.
