Two coasts on a narrow country: the Pacific with Guanacaste, Manuel Antonio and Dominical, the Caribbean side around Puerto Viejo. In between, rainforest that in many places reaches the beach. Buyers here usually want both — the sea and the nature behind it.

Foreign nationals buy on the same terms as residents, and title is recorded in the Registro Nacional. One local particularity is worth knowing beforehand: in the Zona Marítimo Terrestre the first fifty metres from the high-tide line are public and cannot be sold, and the next hundred and fifty are granted only as a concession. Properties near the beach therefore almost always sit behind that line.
