Phuket, Koh Samui and Hua Hin have drawn long-stay European visitors for decades. Anyone escaping winter can have an apartment by the sea here for comparatively little.

The decisive point: foreign nationals may **not own land** in Thailand. A condominium is possible — up to 49 per cent of a development’s floor area may be in foreign hands. A house is held through a long lease or a company, which is legally more demanding.

So here in particular: your own local lawyer, and sign nothing you do not understand.
