Who we are and what we do

Sea & Sunlife Ltd operates this portal for coastal and holiday property. We present properties, generate reach and establish contact — for owners who list their property themselves, and equally for developers and locally licensed agents on whose behalf we market.

We are not an estate agent. We broker no contracts, accept no offers, hold no funds and are not a party to any purchase or rental agreement. A property contract is concluded solely between you and the owner, developer or licensed local agent.

No binding offer

The presentation of a property on this website is an invitation to make contact, not a binding offer. It creates no claim to the conclusion of a contract or to a particular price.

Unless stated otherwise, prices are in euro and exclude acquisition costs such as transfer fees, stamp duty, VAT, notary and legal fees. These are borne by the purchaser.

Property information

All information on location, size, specification, completion, price and availability originates from the respective provider — the owner, developer or agent. We reproduce it unchanged. We review every submission before publication but cannot guarantee that it is accurate, complete or current.

Floor plans, visualisations and images may show specification variants and furnishings that do not form part of any contract. Only the description in the later purchase agreement is decisive.

Prior sale, price changes and withdrawal of a property remain reserved at all times.

Your enquiry

When you send us an enquiry you confirm that your details are correct and that you are entitled to use the email address and telephone number given.

If the owner listed the property themselves, we forward your enquiry directly to them and they reply to you. For properties we market on behalf of a developer or agent, your enquiry goes to us first and we establish the contact. How we handle your data is set out in the privacy policy.

A property may be offered by more than one provider — in many markets this is normal, as sole agency agreements are uncommon. It still appears with us only once, at the lowest price any of those providers quotes. That price stands even if the provider who contacts you offers it for more elsewhere. Your enquiry goes to one of them first; if it remains unanswered for 36 hours on working days, we pass it to the next. You need do nothing and need not write again.

Texts, images, videos, 360° tours, design and databases of this website are protected by copyright. You may view, save and print the content for your personal property search.

Without our prior written consent the following are not permitted: commercial re-use, transfer to other portals, systematic extraction of property data, and extraction for the purpose of training artificial intelligence systems beyond search indexing.

Listing a property

To list a property yourself, you create an account and enter the property. The publication contract is concluded when we approve the submitted property and it appears on the website — not when you create the account and not when you submit it.

We review every submission before it appears. We check it for completeness, clarity and whether the property fits what we offer: it has to be on a coast or in a recognised holiday region. We are under no obligation to accept a property. If we decline, we give the reason, and no charge arises.

We do not broker. A purchase contract is concluded solely between you and the interested party. We charge no commission, do not negotiate and hold no funds.

Your obligations as a provider

You warrant that your information is accurate and complete and that you are entitled to offer the property. If the price or availability changes, or the property is sold, you must tell us without delay.

You must own or hold the necessary rights to all images, videos, floor plans and texts you upload. You grant us the right to use, prepare, translate and pass this material to partner portals for the purpose of marketing your property — limited to the period of publication.

Images, videos and floor plans must be free of third-party advertising: no company logo, no watermark, no telephone number, no web address — not even on signs within the picture. We do not publish such files and may remove them from an existing listing without prior notice.

If information turns out to be incorrect or third-party rights are infringed, we may take the property offline without prior notice.

Prices and payment

Current prices are on the pricing page. For private individuals and owners these are final prices including VAT; for businesses, net prices apply plus statutory tax.

Private sellers: Billing is per property per month, in advance. Payment is made by credit card through our payment provider Stripe. By providing your card details you authorise us to charge the agreed amount monthly for as long as the property is published.

Agents and developers: You book a package with a fixed number of properties published at the same time. The package price is a net price per month and is charged monthly in advance by credit card. For developers a one-off onboarding fee per development is added and appears on the first invoice. VAT depends on the country of your business; for businesses in another EU member state with a valid VAT identification number the tax liability shifts to you (reverse charge). Please enter your number at checkout.

We issue invoices electronically; you receive them by email and can retrieve them in your account at any time.

If a charge fails, we will inform you and give you the opportunity to provide another means of payment. If payment is not made, we may take the property offline after notice.

An introductory price applies for the period stated when it was announced. The regular price applies thereafter. We announce price changes at least one month in advance by email; you may then terminate with effect from the change.

Term and termination

Private sellers: There is no minimum term. The contract runs monthly and may be terminated by either side with effect from the end of the current billing month — by you at any time in your account or by email, without giving reasons.

Agents and developers: Packages have a minimum term of twelve months from booking, because visibility takes time to work. Charges are nevertheless made monthly. Termination is possible for the first time with effect from the end of the minimum term; thereafter the package continues monthly and may be terminated by either side with effect from the end of the current billing month — by you in your account or by email. During the minimum term, cancellation in the account is disabled.

After termination we remove the property from the website at the end of the paid period. Amounts already paid for the current month are not refunded pro rata.

The right to terminate for good cause remains unaffected on both sides.

Right of withdrawal for consumers

If you are a consumer, you have a right of withdrawal of fourteen days from conclusion of the contract. You may withdraw in text form without giving reasons — an email to info@seaandsunlife.eu is sufficient.

If you wish us to publish your property before the withdrawal period expires, we require your express consent. Your right of withdrawal then lapses as soon as we have fully performed. If you withdraw while publication is running, you owe the proportion attributable to the service performed up to that point.

In the event of an effective withdrawal we refund payments already received without delay, at the latest within fourteen days, using the same means of payment.

Liability

We are liable without limitation for intent and gross negligence and for damage arising from injury to life, body or health.

In cases of simple negligence we are liable only for breach of an obligation whose fulfilment makes proper use of the website possible in the first place and on whose observance you may rely, and limited to foreseeable damage typical for this type of contract.

We accept no liability for decisions you take solely on the basis of the information presented on this website. Before any acquisition, have the property, the ownership situation and building permits examined by your own lawyers and surveyors.

Availability

We endeavour to provide uninterrupted operation but do not owe it. Maintenance, technical faults and attacks may cause interruptions.

Governing law

The law of the Republic of Cyprus applies, excluding its conflict of law rules. Mandatory consumer protection provisions of the state in which you are habitually resident remain unaffected.

Should any provision of these terms be invalid, the remaining provisions remain in force.
